Representing Lenders

If this office represents the lender of your mortgage loan, we will perform the following services:

  • Examination of the title

  • Obtaining a municipal lien certificate to determine outstanding taxes and municipal charges

  • A property survey by a professional surveyor for purchase money transactions.

  • Obtaining payoffs of existing mortgages on the property.

  • Preparation of loan documentation

Upon receipt of your commitment letter from the Bank you should contact this office to schedule a time to close the loan. The closing can only be confirmed after the title examination is complete and reviewed, and all conditions set forth in the commitment letter have been satisfied. The Lender will provide you within three business days prior to your closing date with a Closing disclosure, which will detail the funds you will need to complete the purchase. You must bring CERTIFIED or BANK CASHIER’S CHECKS made payable to yourself or Hill & Plakias P.C., or arrange to have funds wired to our account by prior arrangement. In addition, you must bring a valid drivers license or passport with you to closing for proper identification. Please review the Lender’s commitment letter carefully. If special conditions are required, they must be met to the satisfaction of the lender PRIOR to closing.
